There are websites that facilitate peer to peer unsecured lending, and you can of course do so with an individual you know personally.  

I am also currently enrolled in a class to get my real estate license to facilitate our real estate venture which I will hopefully pass the course and test by this December 2016. 

You will need an IRA LLC Facilitator, it may be an attorney or a company specializing in setting up such structures.

My wife and I are getting into REI (she already has a property management company/license) so I am getting my license to primarily facilitate our own deals and work from home.

With a real estate asset, the owner has the power to decide based on its performance, not an international cobweb of third party facilitators. 

Technically by Colorado law where I work, you cannot broker a deal or receive compensation for facilitating a real estate transaction without be licensed (finders fee).

I do have access to a real estate attorney, lenders, and title company to facilitate private sale, thus my question. 

Your new PM should then facilitate most of the other paperwork such as getting keys and transfer of deposits.  

A transaction's facilitation and coordination takes a lot of time and energy so why not let a professional handle that for you free of charge?
