Rich Rich,I have a neighbor who volunteers for "Operation Smile"; this organization gets volunteer medical staff to travel to under-developed countries and perform surgery for cleft palates (primarily, some other facial deformities are also handled I believe).

and second, It's so expensive, and you've just put it down, you can't afford to replace it, so you CAN'T even consider it IS that causing your sudden watery eyes, burning sensations in the eyes, nose and throat, nausea, coughing, chest tightness, wheezing, skin rashes, and allergic reactions.

One way to do this is to wait until the person you are done speaking with is completely done with talking, pause for 2 full seconds, allow your facial expression to take in what they just said and then respond to them.

for sure I understand the hold back to get the old owner to move out.I recently bought a MHP and the owner could not provide title to about 6 trailers.. so I withheld 10k and with unilateral escrow instructions to our title company ( we don't use lawyers in our area). but it does the same thing your talking about.. they never produced the titles and we got the 10k.. most of the trailers I hauled to the dump any waywith this rash of ones I bought this year it was a long story on each.. suffice it to say were talking MUCH bigger dollars than 50k.. and I wanted the deals.. trying to hold back could have meant they went shopping and I missed them.. each of these I am scraping the homes and building 3 to 4 new homes on each one.. with resale prices in the 600 to 1 mil range.. so no I am not going to dink around with a 5k hold back on a 2 to 3 million dollar project.. get the land OWN It then deal with it.having to evict and have our dough out for a few months is simply not enough money to even come close to worry about with these particular deals.if your buying 50k props I get it .. and I would do the same thing..

Yes, its rash - hence I've not done it as everything in my business past was massaged, planned out, to a fault.On a unit like that my inexperienced self tells me that the 50-60k is right on....and I'd assume new roof, new HVAC is needed (I drove by it).
