We have an existing business in the countertop fabrication business and need more space to get the automated equipment we need (water jet and line polisher).existing facilities are not what we need (10k sqft warehouse, 1500 sqft + show room (separate or together).we want to buy as we own our current two warehouses (2 units 4k space each).strong reinforced foundation (ideally gently sloping to remove water), 20 ft+ ceilings, 2+ loading bays, low HOA (or water and heavy granite/quartz trash removal included).because this is so large and specific and e-commerce has jacked up warehouse prices we are strongly considering building.

.- I have a great uncle who is a master fabricator in the CO area which leads me to believe he has a lot of contractor connections in the area. - I have an uncle/aunt who live in Englewood, CO, not real estate related.- Will be making a couple trips to Denver before moving at the end of August.My initial research has yielded the following:Using an FHA I should be able to afford appx 300k property with a little bit left over for rehab/reserves.

Hi @Michael Nahm, I would choose to do the most cost-efficient thing possible (which would probably be to have a fabricator come in and change the edge . . . a beveled edge could remove that damage and make the counter look fresh again), and then bill that to the tenant by way of deduction from their deposit.In reality we don't help our tenants by not holding them accountable for the damages in a property.

I used to like to use self-adhesive wall repair fabric, but it's a lot more money and the fiberglass screening works just fine.The problem with hiring this out in my area is that there are very few guys who are both good at it and cheap out there, and many if not most of the low-end bidders will screw you on long-lasting quality to get the job done faster.
