Show the bank the first couple of transfers into your account and if the those transfers are expected to continue for at lease the next 3 years, the bank can use that $5000 as monthly income which can help you qualify for a loan to buy the yacht of your dreams.

Trustin your PM partner is important and they will follow your lead, so don't expect them to provide you with your business plan.

As an example I was looking at a multi unit, smaller building and within 90 seconds of viewing the proforma I saw the maintenance/repair figures were "low".

Look for books published in the last 2 years as some of the books post 2010 seem to give people unrealistic expectations.

The problem this creates is that of expectation.

Keep in mind rents also went up and opportunities to refinance were also available - elevating that figure. 

You need to be careful about where you're buying and what your expectations are.
