While I'm not a lawyer and I would always encourage you to speak to one I believe you can 1031 homes but I would say it's much more powerful as you scale with commercial.

Your living expenses get rolled into the investment, which can offset the expense (you're paying $1300 in rent each month--including that in your calculations for either a duplex or a home with an adu may make the investment numbers work better)I would strongly encourage you to spend a lot of time figuring out how to make a house hack work for you guys.

@Peter FaulknerRecommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

The Vanderbilts who were as wealthy as the Rockefellers at the time did not use this strategy and eventually their net worth evaporated due to many things.Unless you have a license to sell life insurance and know how to structure the policy for the client's goals, you shouldn't be knocking products that can and do benefit MANY people -  especially those who have maxed out other tax deferred accounts.By the way fees are paid over the life of the policy, not all up front.

But Norada was pushing their Promissory notes and touting the company as doing very well  in there webcast on 6/11/24 and 6/18/24, actively encouraging viewers to use their  IRA to invest.

@Mary Jay our company has a mantra, "if it's not in writing, it never happened".Send them emails ending with an open-ended question, that encourages them to respond - which is proof they received your email.
