One tenant and his cousin left pretty much all their stuff (an amazing amount) and the other tenant got most of her stuff out but left the big screen and lots of shoes (I'll donate the shoes to a thrift store).

I bet there's not a Landlord on here that would donate $5,000 to help her pay rent, even though that's exactly what they will suggest you do.It's OK to charge someone what something is worth.

The more you coddle this tenant, the easier it will be for her to take advantage of you.If you want to be generous with your time and money, I suggest you find a charity that appeals to you and donate there.

They test all the donated appliances they get, and give a short warranty (like 15 days) just to make sure an item is not a dud.
