Your aunt gets cash, pays gains over time with the value of those distant deferred tax dollars being worth less, she has interest income and you can arrange the loans to be coordinated to pay off if necessary for any events.

So if you envision yourself building up a stable of high performing, moderately appreciating properties in a market like mine and being as "distant" from the operation as possible, then that's a useful thing to realize. 

At some point in the distant future, we may add on to the structure and make it a duplex or add a second bathroom and sell it.

I would say, invest $30 in David Greene's  book on long distant real estate investing if you have not read that book. 

.- I hold on to the property, refinance and/or sell in the distant future.- Roll all profit from selling/re-fi into second investment property (1031 exchange).- Rinse and repeat throughout the years, drink mojitos on the beach.... lol.

I’m a fairly new member to BP so I thought I should take advantage of the community and get some advice.

I currently have 5 doors in Cornwall, Ontario that I manage myself. I plan on moving to Toronto...

However I do not want to give up my CA residency since I make more as a distant hire than a local hire.
