It's OK to ask questions and seek guidance from professionals but you'd want to know the basics yourself so you can have discernment. 

The percentage of ownership should be spelled out in the LLC docs as should the exit strategy.If the LLC docs call you all equal members, @Uriah D. may be right - you may technically own 1/3 of the LLC.If that's the case - and an attorney is the way to discern that - you have to decide if you want to blow up a relationship with your partners over an error in how the LLC was set up.  

These groups and meetups vary wide in their offerings so go with an open but discerning mind.

Many newbie investors have not developed good critical thinking skills or strong "BS detectors" to discern the talkers from the doers.

I just have a hard time, in my head, discerning what is necessary to bring the home up to market value (and to make it stick out to buyers) and what is just a waste of time and money.

You'll begin to get a better feel for how to interpret and discern the different responses on the threads. 

You will know who is coming and going..and can probably discern who is "authorized" and who is non-authorized.
