I have over a hundred rental units I own and operate in Utah everything from homes and condos to larger multifamily.Salt Lake County has higher property taxes and is basically built out already and Ogden even though you can find good opportunities in the long run it won't be able to compete with South Utah County or Eagle Mountain. 

I have a DSCR lender that is willing to do 70% cash out LTV at 7.25% OR 75% cash out LTV at 7.60%. 

Awesome that you are already on the track to figuring out a strategy.

The ones that build out great companies build the skills, then they teach the skills to people to set calls for them, go to appointments for them and they continue to build out their company as a marketing/sales operation that is more fluid to create more revenue. 

I can tell you with confidence that Many of my clients have done both and it worked out.
