Things you can deduct from the security deposit?

If not just compose one based on your observations and hope that the former tenant accedes to it, some will, some won't.I used to have a room-by-room checklist which noted some of the following:Condition of walls and paintCondition of carpetCondition of doors and doorknobsCondition of ceilingCondition of light fixture and the bulb worksCondition of toilet, sink and tub in bathsCondition of stove, oven sink, garbage disposal and dishwasher in kitchenCondition of grass and shrubs.On the move out version I had a list of amounts that I was deducting, including but not limited to:Missing door stop (the move in one showed that there was one for EVERY door) $5.00Hole in wall from doorknob going through it (somehow in my 60 years on earth I've never destroyed a door stop or knocked a doorknob through a wall, but it's not hard to tenants) $75.Pooper scooping the yard $5.00 per pile.

It can become tricky and probably illegal when you are using private funds for both the first and second... particularly if these private lenders don't fully understand (and believe me if everything goes south they will become the most uninformed people on earth) what the risk postures are of being in a first vs. a second position situation

And the interest rate is worse than any other local lender I've gone with to date.So, for me, this loan product is simply unusable in its present format.Until they come back down to earth, I just don't see it being a good fit for me or, likely, any other small investor either.

Does anyone think I should keep them or am I being too hasty to get rid of them especially since they are making a good profit.It's all up to what makes you comfortable at the end of the day.Life is too short to worry about things -- you only have so many days on this earth to be happy, might as well make the best of them.If you like the profit but hate the problems, then it's just all about eliminating or reducing the problems.

Hey Mike,Make sure you do your homework if they do "gift" you the amount.Unfortunately there are limits on how much a parent/s may gift their children without triggering gift tax by the IRS.The IRS is the last entity on earth that you want to have future issues with.I would seek advice from a tax professional BEFORE making a final decision.All the best!

If you've got earth washing away around the house or below the foundation that is causing the foundation to sink into the ground, you may be looking at 10's of thousands of dollars.A much better description or some photos would be needed to really give any type of useful feedback.
