With  one property, a hotel that doubled as a homeless shelter one neighborhood over shut down and has caused problems for the surrounding areas.

To all self managing landlords that switched to using a property management company, what caused you to make the switch?

At the very least, I would request a refund of the original application fee as the City made a mistake causing you to have to submit again.

.- If you chose to set up your LLC as a pass-thru entity, then you will need to supply your SSN.FYI - to avoid getting nasty letters from the IRS about errors (which might cause us to be audited), we will ask for a copy of your EIN assignment letter or a copy of your SSN card to confirm those numbers.

If you have casued damages since move in please let me know which those are and I will get you a quote.

Negligence is only a cause of action when there is a legal duty owed. 

Seems like you should not have to but showing they broke house rules leading to damage may help. 

It's fine if you don't ever need to cancel, or have any damaged items to return but as soon as you do, their customer service feels nonexistent. 

Would cause me to not even ever considering that in today’s environment.
