All great, however, when we ran her background/credit check through Tenant Check LLC it came back No criminal, No eviction, No SO records but it literary shows ZERO credit.. no CC, no car payments , no nothing.

If they refuse to move out, evict through an attorney.When I tell tenants to leave because of lease violations or criminal behavior, they read the writing on the wall and move out 80% of the time. 19% will stay the full 30 days, or close to it, and then move out.

Important: I am much more on the leftist / progressive / social justice side of the spectrum and not super interested in screwing others over - mutual benefit while doing good is my preference.1.

To make a long story short.....My RE agents email was hacked, the criminal reached out to the RE Attorney (because they were able to obtain info on the Attorney, and myself through RE agents email) and acted in my behalf.

While there has been no actual criminal actions other than threats, the cops won’t arrest him even though they have been called many times for his disruptive behavior.

One San Leandro landlord is owed $132,000 in back rent and in Oakland you can't discriminate against rental applicants with a criminal back ground (except sex offenders) and several stories of non-paying tenants which took thousands in legal fees to evict in Oakland. 

RE  Mortgage banker etc.2. criminal and credit back ground checks with redacted personal info IE SSI. but you want them to know your not an ex felon or did not pay your child support etc.3.
