I ran into 1) not covering RE in CA 2) not covering vehicle in CA 3) requiring all our insurance to be with the insurer providing the umbrella policy.  

I tend to agree that we could be over leveraging ourselves and your comments are a good reality check but I did not paint the whole picture.

Insurance would cover it, I would pay the deductible, and no assets would be lost.If you are in an area like San Diego where people are more likely to sue, a judge is more likely to find you guilty, and the payout is expected to be higher, you may consider an umbrella insurance policy.

Texas does not have a reciprocal agreement meaning TX agents will handle the deal but the buyer should cover my commission.

We are planning to hold it for 5 years and bought a rate cap to cover the entire hold period.
