It’s as if pointing out any negatives about the guru, or his system, is a personal attack on themselves.  

The pocket thing seems nice as long as you could control who moves in and who does not move in. 

Start with a small one on the first couple to work out your system kinks.  

I would prefer to have control over my own property.

I use this type of system in a ten unit that I own because the cost to submeter each one was cost prohibitive I usually don’t include other items like wifi/internet unless it’s a furnished/short term rental. 

Is it because of state level controls?

Owners who prioritize full control of their future profits or plan to sell soon may not find this appealing.

THose are forces you CANNOT control.

Having said that, we also have many clients we use our systems and processes for crypto funds, buying existing businesses, funding startups, hedge funds, venture capital, and even non-profits.  

Of course you can never have control of the money and you must have your QI in parcel before your sale completes. .
