Or maybe there's a ton of cash-buyers out there happy to buy contracts for properties without interior pictures, no tour, possible occupied, etc. but I can't imagine they are paying a ton so your margins might be compressed.

There are certain areas in the country where most properties will not cash flow for an investor unless you put a large percentage down, which then generally is not a smart investment due to very compressed cash on cash returns, and you could have likely made more with that down payment on a more passive investment.

Then I look at the turn key stuff that we work in.. and I see the huds  ( sometimes 10 a week) they are either being sold for cash or 20 to 25% down and at DCR's that are 2 to 3X  this leaves a lot of room for error.. as long as folks don't go for hood rats and buy the more stable assets I think those do fine.those that want to toil in the very low end if they do it for a living can make it work but lots of work in that asset class from what I see.However if the buyers in the super inflated areas like SF  just stop buying that could cause price compression but I don't think massive bubble burst..

I’m leary of NNN as well as cap rates are so compressed right now- you really need to know your local market to make wise NNN purchases imo.

Considering the headwind of rising interest rates, compressing that hold period and making the capital expenditures early to increase NOI and then get out in year 2 or 3 makes a lot of sense.
