@Tyler Kesling, if it's an FSBO, the owner is likely not going to pay the broker commission fee, which means that it will be added to your cash to close.

You have seller commissions, acquisition costs, marketing costs/time, inspections, etc.

@Jacob Swihart Michael is spot on, I can't tell you how many horror stories I've heard from landlords who had agents give them terrible tenants just to get that commission asap.
