You could take a few steps to mitigate future issues:1.Consult a contractor or inspector who could confirm whether it’s up to code (closet or not).2.Make the closet a legal, small fix to have it fully compliant—shouldn’t cost much to do this.3.Double-check with local zoning or the building department about the possibility of retroactive permitting or what kind of inspections would be needed for it to be officially recognized as a 3-bedroom.From a cash flow perspective, adding a legal third bedroom could boost your rental value and ultimately your property’s appraisal value.

There are meet ups all over the country; i'd recommend a google search of your area to see what pops up. i'd also suggest joining local facebook groups for your area / surrounding areas and ask there.I tend to agree with Stuart here; your first deal should be your own capital here and serve as a proof of concept you can use as an example in moving forward to try and garner money from investors for future deals.Other than bringing a deal to an experienced investor it's unlikely they will want to give capital to someone who hasn't pulled the trigger before.

Additionally, I expect applicants to follow instructions in the advertisement and application, to make and keep appointments, to show up on time for appointments, dress and behave appropriately at appointments, and in general demonstrate throughout the process that they are someone that is easy and pleasant to do business with.
