If your tenants aren't looped in early, it could make access for inspections tough.

No attempts to "pull one over" on anyone here--in fact this deal and partnership idea were brought to me by the other would-be investors (including the deal finder), because they're interested in making it possible for my wife and I to move closer to them (currently living in different states).

Normally, we would say no and wait until the end of the lease but due to the situation and hardships we would inspect for pets and pet damages.

Buying through an agent may provide more transparency, while sheriff sales and auctions can offer deals but often come with risks, like limited property inspection or legal complications.

This may even get you closer to #2, and a whole lot of financial stress.  

Problem with these is 1) they won't appreciate as quickly as those closer to the city and 2) it's a whole different tenant base, usually with a lot more management.

If you plan to manage remotely, then find a good PM or have a trusted team that can inspect your property regularly - and be ready to pay them.

It will all depend on what your goals are.Ask them questions that will help you determine whether they have the value/knowledge that you'll need to get closer to your goals.

U will need a section 8 inspection so hopefully the house will pass that.
