I would be very careful in working with a 1031 Exchange Qualified Intermediary that provides ("sells"0 replacement property solutions as part of their services.

My bank connection breaks multiple times a year, and we are going on 2 months with no offered solution from Stessa other than they are working on it. 

Are you not charging the guests a cleaning fee?

@Brandon P.I use a mix of things and still struggling to find the best solution.All the solution requires to have a mechanical lockbox with backup key at location for lockout or contractor.

And your cleaners will need to clean out the fireplace ashes each time, make sure the damper is closed, bring wood in or have a pile near the door, whatever.  

After doing an audit on my time and realizing that I spent over 40% of my time shopping for materials, I knew I needed to find a better solution.

For a good tenant that has paid on time and was keeping the place in good clean condition I probably would have just eaten the charge.

They don't communicate well, don't take responsibility for their actions, do not clean or maintain homes well, and will shaft you when it's time to leave.Other than that, it's a pretty good system.
