I'm not seeing much new construction happening in the "plex" world on the west side of things, and the new construction plexs towards 77 are still well within the range of speculation for my tastes.Now there are some snazzy plexs being churned out in the Oakdale school district that I'd snatch up in a heartbeat if you can, but that may be more East than you're thinking.

We don't know much about the region other than what our research churns up (numbers, market forecasts, Google Earth views) and we really need a trusted partner to fill in those blind spots.

Get the right realtor and they can recommend the best vendors that might save you a ton of money in other areas.If you're choosing a burn and churn broker, they have to make the volume and may not go to inspections with you or closings with you or take the time to keep a list of the best vendors and trades you will need over time.

I also recommend joining the Facebook groups "The Credit Society," "Credit Hackers," and "Credit Cards 101" where you can really learn the ins and outs of not only building credit but also "churning" and optimizing rewards by leveraging credit cards and even traveling completely for free.

However, as for me . . . value is determined by availability and demand, so unless interest rates spike, tons of new homes get churned out, or our world starts getting honest about the consequences of 9+ months of "will they won't they" like sheltering adherence it seems unlikely that prices will decrease substantially.
