Hi All, Have a tenant who has been chronically behind on rent for some time, and served couple other 3 day notices in last couple months, to which he made partial payments, and as a result was behind bymore than half the rent as of last month, and so for this month after again being late by two weeks, he was served with another 3 day notice to pay in money-order only, which he finally replied to saying that his account was hacked back in early September and that bank had said his issues will be resolved in 90 days, which sounds like a stretch as the tenant also mis-represented on the application about his previous landlord reference, which was confirmed to be a lie, and has been problematic from day one.

One had a chronic leak in the bathtub and they told the tenants, no problem, it would cost more to replace the main shut off valve on the building since it doesn't work and the extra water charge is cheaper- WHAT>  cost me $345 to correct the problem, I'm sure the owner paid much more in water bills and how could they ever solve other water issues in the building?

So now all you Cleveland, Akron, Toledo, Columbus and Cincinnati landlords who's tenants have been smoking the chronic illegally can rest easy knowing your tenants are now puffin on that loud on the right side of the law.Personally, I think it's a great economical move for Ohio.

@Nitin Shrawagi I'm no attorney but i came across same topic before here in BP forums, and was told it was a chronic/gradual water damage issue such as ignored pipe problems causing slow seepage over time will typically not be covered regardless of the cause.But let's hope someone here can help you. following.
