In Georgia, you can manage your own rental properties if you are not also managing properties for others; otherwise, you must be a licensed realtor or CAM and work under a Broker.  

Not to mention subject further CAM billings to additional scrutiny.

I bought a Nest Cam to monitor the progress.

This is a bit problematic since most of our leases are not triple-net where we can recoup this CAM charge accordingly.Is this something that is typically provided by a landlord at a commercial strip center?

Also, not sure if you're CAM also includes general maintenance, but if not, you need to add at least $50 or $100 to cover that.
