@Travis Frenchak I live in Pittsburgh and have SMF rentals in Pittsburgh, Buffalo, and Canton.

I guess short term vacation on a horse/ animal sanctuary 20 mins away from Niagara Falls, 10 minutes from Lake Ontario and 30 minutes from Down Town Buffalo cold potentially attrack some people.I guess building from scratch will cost around 230K.

Regardless, in Buffalo I had a cash deal in an LLC that I had re-financed after the reno was completed. 

We've focused on Buffalo, Rochester and Columbus markets for a variety of factors but mainly due to proximity to CAN, purchase price for cash deals or using LOC, CAP Rate, steady rental markets for cash flow and ROI down the line.

I have 2 single family houses in Buffalo by colleges and 1 in Brockport NY which is a college town.  

Looking for an agent well-versed in vacation and rental properties in the Finger Lakes region, within 3hrs drive of Buffalo.

Toronto is fortunate enough to be close to Buffalo and Detroit which are mid markets where a lot of southern ontario investors take advantage..I know a lot of Van City folks in Phoenix and as far as Chicago and Atlanta.. just need the right connects
