I've read J Scott's Books on flipping and gone through the Youtube rabbit hole but I feel like I'm missing a piece.

After couple more books and learning I restarted my investments to the limit of my W-2 employer match.

The only people who see my books are my CPA & lawyer.Don't like a companies prices?

I have many international clients in search of property but want to invest in the U.S. just need a realtor to guide them, so I'd be happy to connect and swap info.

All that garbage made to sell books or guru programs is just that, BS marketing slogans.

Should I just jump into it and try to invest in my first property with not much experience besides the many investing books I've read?

None were a match for me personally and many were not a strategy I wanted or too speculative (such as opportunistic strategy which is the riskiest strategy or investing in tertiary markets which also tend to be the first to go belly up when there is trouble etc).You probably actually want to look at your operating agreement to see what rights you have to books and records, etc. 

Build a strong team with experienced lenders, real estate agents, and property managers, and educate yourself through books and podcasts.
