Travis Sperr Dan Mackin I am thinking maybe put as much work into it with as little cost meaning I would have to do most of it myself, bleed the home warranty dry as much as possible, try to sell it in 1 to 2 years, hoping and praying that the market continues to go up in the mean time.

Offer "in the 3's" accepted...Tear down rebuild 4X1000 sq ft 2/2s @ $130 per ft (low) = 520K plus "offer in the 3's = rectal bleeding.

The building code may also want you to use some special caulk/sealer between the door frame and the wall, before you put the trim on; this caulk swells up when hot to block smoke and gases.

You will probably get the best deals from the worst landlords (because they are bleeding money and are sick of the hassle) so call the ones with no pictures, or bad pictures, the ones that don't list the rent, have misspellings etc.

I am by no means a bleeding heart but to me your treading on discrimination of the disabled.I would not recommend putting this in your criteria.What specific reason do you have for specifically targeting those over 300lbs?
