Been listening to bigger pockets for about a month now (literally everyday, at every moment I have spare time LoL) and am learning a lot.

Since this is something that is best done with a team of experts that know a lot more than I do I am putting this request with help from the bigger pockets community to get me started on my road to success.

Hi Yael, I am a featured agent from Bigger Pockets in the QC market and can assist with all of your questions.

Sometimes I wonder if people just feel better about themselves to spend all those nights and weekends on real estate when, realistically speaking, they would have earned just as good a return (or pretty close to it) by investing in a stock market index fund and had way more free time in life  I realize my premise here is antithetical to the whole notion of BiggerPockets so of course bigger pockets hates me writing this, as do all real estate agents and property managers, but it’s the truth and everyone needs to think about it

I like to look at not only the subject property but also as many of the comps, the neighboring properties, the ones behind and in front and on the next block, etc. in order to really understand the exact micro-market as intimately as possible.

I live in the city and have a freakish map of it in my head that my wife is still shocked by when she gives me an address ("2100 block of _______Ave.?"

Fortunately lenders are starting to seeing the bigger picture and comp these additions more in-line with multi-family, rather than SFH which it is. 7842 Lasaine Ave, Northridge.
