Nights, weekends, holidays, etc.To keep this on-topic, though...DO figure out what's healthy for you to manage but remember it's a process where every experience teaches you good and bad (and be patient with that process).DON'T sweat the small stuff (damage/costs under $50, undisclosed dogs, etc.) but DO find a way to learn, prevent, put in better practices to maintain your sanity. 

Bad contractors are one of the main reasons why first time investors never do a second deal.

My accountant was lazy, not well informed and provided bad advice.

MHPark residents- your park owner is just a guy running a business, no he doesn't have the bandwidth to deal with each resident personally, that's why he hired a management company.

They’re making sure they are aware of anything bad happening or issues they need to be aware of.

Hi Beau, it sounds as though you guys are looking in a desired neighborhood as well. 

When you have things that you do not know how bad they are until you open up pandora's box, it is hard to perfectly predict the cost.I'd be happy to have a more in-depth conversation if interested.
