The banks have Federal and State regulators watching everything they do with CRE loans so they want ultimate security in case anything ever happens to show controls in place for lending to the auditors.

Based on our experience working with IRS auditors, this is not a good idea. 

Regarding the non-accredited investors, I also am looking for an independent auditor to audit the opening balance sheet of the new entity. 

I agree with Wayne Brooks that these are likely separate tax pins and a quick search on the county auditor website will show you quickly.

It's best to call either the county clerk's office or the county auditor's office so they can tell you specifics
