But when people are out of town / out of state the title company can hire a mobile notary near you and they will fedex the documents to your local area to sign.  

In my city, vacancy rates are hovering below 2%, rents are climbing, and every year thousands more people show up needing a place to live.

People wholesale on market deals all the time.. especially if it's significantly under asking price. 

I've never heard from anyone who's happy with their HOAs, especially the people who sit on the HOA boards.Unless you love landlording, then sell and cash out while you can. 

Some people will rub you the wrong way.

You will only get people calling to yell at you if you have an area code from CA.  

Later on, I started voting on people that took the time to answer my post or question if I liked their answer.

Typically people making the designation a private lender is someone you know and have a relationship with and will privately lend you the money.

I normally advise that people start a business as a sole propeitor in their first year.If it is successful and something you want to continue, then have a conversation regarding entities.
