Line of Credits (like HELOCS) allows access to a set amount of money up to a pre-determined limit and it is revolving.

I'd strongly recommend against a single family home and only target properties with at least 2 units otherwise it'll be difficult to cashflow in this high interest rate environment unless you plan on using a large amount of liquidity in the purchase.

A 3% appreciation on a $1M asset is a bigger dollar amount than on a $100K property out of state.

I do have some investment experience and I'm currently managing 1 property, all the numbers are great and there's a good amount of cash flow and long term growth so I'm not a total green horn. 

Also, I just read that the the 2024 lifetime gift limit is $13.61 million and I will NEVER approach that amount.

I dont want to get a loan for more than the true sales value of the property but I would like to get atleast the normal amount back for the money I have put into it. 

I always a little under my target amount ( a month interest and half the cost of the attorney) so they can negotiate. 

I ended up having to get a state fund work comp policy for $5000 which I think is the minimum amount regardless of scope.

I found a property thru a realtor and as per airDNA it has good potential, but needs good amount of touch up.

Get a roll away dumpster too- the amount of packaging waste the setup generates is staggering!
