Depending on the zoning of your property, the configuration of your lot and the construction of the garage, you may not be able to get a CO from your city for the extra unit.Your best bet may be to make use of the space yourself, provided that your tenants still have proper parking.

If so, don't give up, you may just need to find a co-signer with better credit/employment history, to help you qualify.  

b/c with a 680 score, or with a co-signer you probaly can get an unsecured line of credit.

I was introduced to Bigger Pockets by a co-worker of mine a few months ago, and since then have been listening to the podcasts non-stop.

Use their credit as a co-signer and then give them a small % of the equity - maybe 5-10%

Its a Co-Op in an upcoming neighborhood in Chicago, IL and has a decent amount of units for a starter multi-family.  

I opened an operated a co-working space last year.
