I did one signing next to someone's backyard pool where the husband stood closer to me, put his wife was a good 15ft away, and he would walk every document she needed to sign over to her and bring it back.

I thought I had lost the deal so I simply stood up and left the room.

If I new how to put pictures on the threads I would send you some of ours you would be astonished to see the resemblances  .I am currently building out in the Oregon wine country and we did use the attic space for bonus room.. by simply changing truss design.. we added 700 sq feet for about 11k.. added cost of truss's got the framer to just do time and materials building the stair and framing in the room..

Here some stuff that stood out to me: REI can be self-employment or and investment as well... so although I would actually love to be self-employed in real-estate, I can see that for my current situation, the best approach may actually be the true "investment" side - partners, teams, etc. where I'm not as hands on.Again, thanks all for the perspective and encouragement!
