Most of the city activities are 18+ and I don't see any shortage of tourism.

When you've nailed your locations and found the (potential) properties, dig deep into the ideas that you have - Look at long/short term rent prices in those areas (competitor analysis), try to get some numbers about tourism to see whether an AirBNB even pays off (customer analysis), make sure there are reliable management companies around, how those properties could be financed, etc.3.

We have about a million budget and are trying to decide between getting a tri or quadplex close to home for long term rentals and continue to self manage or invest in a short term vacation property up in the TN or NC mountains near a city with plenty of tourism (Gatlinburg, Asheville, etc.) what would you do and why??

My Dad and his brother used to dirt bike throughout the dirt roads on the key before tourism took hold.  

It is only about 40 minutes to Disney, but most go to Mount Dora for the old Florida enjoyment away from blatant tourism of the plastic mouse ears.

I live in a booming market where tourism is big and retirees are moving to in droves.The cap rate renting all 4 units is around 11% and is 7% when I'm living in one of the units.
