One bathroom with multiple teenagers was untenable.

I guess that depends are they teenagers?

Having said that, I wrote the following, candid, hopefully not offensive, summary based on the likely perspective of a young family (kids on the way up to teenagers), 25-40 yr old professional, or DINKS (dual income no kids).

I'd close as scheduled, pay a handyman/laborer/teenager $50 to move the stuff to the front yard today, and wait for the city to remove the debris. 

I'm particularly enjoying learning this along side my teenage kids and hope they get a much better start at it than I did.My primary goal is buy and hold for cash flow. 

If you just pay someone  a set fixed check they are generally for the most part only trying to do what is required of them.I worked as a teenager for Wal-Mart when Sam Walton was alive and running it.

Would it be worth hiring a teenager or some one wanting some spending money to leave the notes on each door?

Imagine what you could achieve if you first started learning about the business as a teenager -- rather than most of us who don't come to this until later in life!

While listening to @Curtis Bidwell on Podcast #95, I noticed he had a teenaged son do something similar. 

We are Atlanta's little teenage brother growing up (fast) We are all lucky to be in a booming city basically still many years of growth left I have to disagree on this being a good buy and hold market on most markets.
