Newbie from Sacramento California - Investing out of state

Hello! I'm thoroughly enjoying the podcasts. I'm fortunate to enjoy running my own successful consulting firm in a different industry. Looking to real estate to diversify, learn something new, have some fun, and of course generate some freedom. I'm particularly enjoying learning this along side my teenage kids and hope they get a much better start at it than I did.

My primary goal is buy and hold for cash flow. I've had two local rentals that definitely did NOT cash flow, which helped me learn the ropes. I'm now seeking out of Cali for better opportunities. I'm working with two turnkey firms at the moment. Have a couple of deals under my belt. Used the analyzer to learn the numbers.
