We're getting judges that are weighing the facts of each eviction case with much more consideration and permitting tenants to stay in some situations where they would have not been able....so landlords raise rents, tenants can't pay and have nowhere else to go...property owners evict...judge needs re-elected...tenant stays.   

All available loopholes, which allowed deregulation of units were, unfortunately, closed by our elected officials, except the substantial rehab strategy, which requires 80% vacancy throughout the building and 75% replacement of all building-wide systems, you are essentially forced to renovate the complete building and still at the mercy of DHCR.. which has the final saying

What Fannie Mae would ask for:FINAL divorce decree issued by an actual judge, and the presiding judge for that matter, plus ALL therein referenced addenda to said decree. 

Yes for sure if you wait a year would be good and market more solid after elections

The Members will taxed as if this were a Partnership, unless you elect to be taxed as an S corp.  

It’ll be interesting to see though, especially in an election year!

So, I see within the next election cycles this will be revisted and we will soon see FL as being another state competing for Series LLC business. 

There are many unfinished projects (promises made by MGM) around the casino, that are now gaining traction as MGM President Bill Hornbuckle and Mayor Sarno had a recent meeting to review the host community agreement -- the Sarno administration was vocal about MGM not fulfilling its promises to the City. 

There is no need to separate out the operations from the property just as it relates to bonus depreciation - the same amount of bonus can be claimed with either structure, and grouping elections if needed can lump it all together for addressing any passive / active splits.If it is a relatively small hotel, I would lean towards keeping it simple and just doing a single entity. 

If I elect the entity to be designated a S-Corp, I do not want to be obligated to pay any shareholder/member a meaningful salary.
