That is a great post, and I'd love to follow up and see how things went for my own personal knowledge. 

I'd suggest you ask as many questions as you can, there are a ton of people on here who are knowledgeable in many subjects. 

Tenant 2 stays. 5 months goes by to come to find out that now tenant 2 moved out without our knowledge and let squatters move in.. had to file for eviction, got them out finally.

When I did open my SDIRA back when, I had done a lot of research but I guess I missed the understanding or knowledge of banks also having SDIRAs.

I recommend you call a local agent or broker to give you a better lay of the land so you understand the challenges/opportunities in this area.

If you can invest locally, I'd recommend doing that before investing out of state.
