I have someone who I want to pitch to be a private investor and fund a flip from start to finish.Wondering if anyone has experience doing this and would like to offer some advice.Also looking for any recommendations as far as how to ideally structure the funding for the deal.Thank you Ok so you want someone to fund it all, what do you bring to the table? 

I know I likely leave something on the table doing this but I’ve had people not move out on the expected date and then been in a pickle for what to do about the new occupants who have made their arrangements to be in a certain date.

Ask yourself what you bring to the table and how you're a valid piece in the partnership.

The advantage of the SBA financing is that you will only have to bring 10% to the table, but you will also have to show with the existing building and your Adjusted Gross income that you have the capacity to pay for the new debt.

Cheap curtains hung up on the first floor, a welcome mat, lights on a timer, battery operated fake candles on a timer, big size 11 men's shoes and big men's jacket hung by the front door, two empty dog bowls, a tie out in the back yard (for a dog), fan on a timer, foldable table and chairs with a tablecloth and centerpiece, and radio playing on a timer.
