There is plenty of office support, AppFolio software, I am open to bumps in commission/bonus structure -- portion of rent raises, lock changes, identifying more MF buildings, commissions IF we decide to sell any properties, etc.

I have a 3 party who I have used since day one $45.00 to do background so far so good couple bumps nothing too big .Last place they lived is BIG make sure you don't skip any thing that should be done .When they are serous take a picture of the DL of all folks on the rental just like a apartment would do .

If you wanted to stay on the residential side, you could do 60-70% LTRs in a location like Toledo, and then look for STRs in Vegas to bump that monthly cash flow number (especially during peak season).

If you have a legitimate and sufficient reason to believe that the person NEEDS to sell the home for whatever reason then calling may be efficient, but simply because someone like myself is an out of state investor is hardly a reason to disrupt their day and I would always be certain to bump the number against the DNC list.
