The first thing you’d need to do is figure out who imposed the restriction.

Then connect with some hard money lenders (you can find some here on BP as well as some who are typing this right now) and connect with them to understand their product type, what they like to lend on and requirements.Hard money broker is all numbers game of making relationships and helping those that are looking for financing, it starts out slow but if you get with a few good borrowers and lenders it can be pretty decent money to be made.As an example we paid six figures last year to HM brokers. 

I feel like I can figure it out on my own.  

Figure out how to fund the purchase.

They specifically specialize in group vacations, so kind of similar, and no doubt have spent a ton of money analyzing and figuring out what works. 

We figured it would take six months at least.

I am down for a coin or two once I can figure some more basics out a little better at least.

That's without figuring in tax benefits, increasing revenue per year with inflation, picking a market with more appreciation potential, making more than $1K/month profit (very doable) etc that could supercharge those numbers even more.
