The amps and voltage concern me too.  

Sometimes they go nuts due to voltage surges or old age. 

Sometimes we wind up with a better deal if we are able to use the seller's agent as a dual agent.  

The seller recently lost his job and wants to sell it dual agency so that he can save on commission costs.
