Also, don't stress over making your rental immaculate UNLESS you are in an area where new fixtures, flooring, etc are necessary for the price point because it's a good chance your tenants are going to F*** it up anyway lol or put more nicely not treat your things with the same care as you would.

What you get when you let a tenant paint is roller-marks of the wall color on the ceiling, drips and runs, patchy covering, spilled paint, silly accent walls/ too many colors, uneven lines on edges and in corners, splatters, blistering, bubbling, peeling, the wrong sheen, visible brush marks and roller strokes, trim painted the same color as the walls, electrical outlets and switches and even light fixtures, vents, cold air returns, fart fans etc. all painted when they shouldn’t be, not enough coats where paint actually should be, and terrible color choices (almost always too dark or too weird).

Bulk salt, oils, vinegars and tons more.TP, paper towels, small soaps and shampoos, coffee pods, tea, creamers, Splenda and sugar packets, disposable cups, inexpensive food containers to take food home, Ziplocs, aluminum foil, parchment paper, plastic wrap....on and on.I believe is providing a lot of stuff like that for guests.

The owner with the house on the next street advertised their house for $1800 rent and they had to reduce it to because there were getting no rental applicants - same model as mine but mine has upgraded cabinets, bathroom and light fixtures.
