But, this being a larger syndicator they do have professionally made presentations and due diligence documents for you to look through.

That said, I'm grateful for the alternatives you present--you're keeping the bottom line in mind, so I appreciate your help in exploring options that achieve the bottom line for the investors.

Here are additional comments:1) Buying out of state removes any local knowledge you have from assisting in your success, including knowing areas, people and costs. - We always recommend buying your first rental locally if possible and DIY managing to learn as much as possible before investing OOS.2) Lots of crooks and incompetents in the PMC world:( They both cost you money.- As already stated, you'll have a small portfolio.

I would recommend reaching out to the brokerages and see if you can do a presentation at their team meeting.

Second the comment about reaching out to local agents around you

I agree with many comments, I wish I was this driven at 19 years old.

They have presented a couple of deals that, unfortunately, haven’t worked out.

(Michigan, Indiana, Texas)  They know exactly what to say and what evidence to present.
