BTW on the topic of missing the tax deduction I had very seriously told my wife to buy me like $2K of stamps as a Christmas present (with the receipt :) ).

The closing agent obviously missed it, but he was not in the room when I brought it up.Fast forward 1 month after closing - after busting my tail working nights and weekends over Christmas and New Years I have the place rented out - and now I'm going over my budget numbers and they aren't adding up - I'm about $1000 over.
