It looks like you signed up on 12/18 and were charged on 12/25 (Merry Christmas???)

So I would estimate Oct is about 1/3 the rent of July (so ~$3.5K/unit).Rents in December for the first half of the month are about the same as Oct but the rents ramp up the second half with the pinnacle being just before Christmas to New Years.  

@Jonathan Roper I’m from Wichita and visit ever Christmas.

Hoho is not the same as "Christmas," a property near us that we looked at in June a few years ago that still had a tree and lights up.

Hope you can give me some input/guidance.Tenants caused all kinds of damages to my property. 1)Tenants turned down the temperature when the December weather was yo yo (high and low) last year, forgot to turn back up the thermostat and went on Christmas vacation.

We have sent them little Christmas gifts each year, gift cards for a date.

They will only remember your face and your love (well and the refrigerator box one year that was more fun than any of the Christmas presents). 

@Todd Markey Before we purchased our first multifamily, a property manager said to me "If you're not willing to kick out a pregnant woman on Christmas Eve, you should not manage your own apartments."

There was a tenant eviction before Christmas time in one of my properties.
