Bu there are still some good strategies for buying, if you are persistent and network with other investors.I wish I would have started at your age.

@Bryan L.the listing agent can help the bu letting him/her know that there are other offers or suggest what your offer should be to be higher than the others.And both of these options are helping the seller get the highest price.

They had Boston 3rd in the country for Universities, (MIT< Harvard, BC, BU ring a bell?)  

One: Investors at trustee sales are commonly paying 90% of market value, commonly over 80% on MLS, and now we are even competing with the hedge funds who are buing at full retail with intent to rent and hold.

Bu I am anxious to get something that will generate some money so I can increase my rate of savings for the next one.

I have to imagine deals on the cape are stupid hard to come bu though.

Maybe you "lose" on your tax returns bu,t you would keep the 3-6% you are paying in interest in your pocket.  

It would be great if we could have it ready to rent bu the end of the year, but I haven't talked timeline with my contractor yet.
