My future game plan is looking to buy a condo with 50% down payment and pay it off within 3 years.

This my friends on BP is just the reality of Real Estate you have two basic methods One mom and pop keep their day jobs and start buying long term hold rentals as they can afford them and if they like it they keep at it..Two you jump in the game and try to make money transactionally IE RE Broker  Flipper Wholesaler MLO  leasing agent etc etc.. this also is a long term ramp.. what the Guru programs attract generally speaking is those that get excited think they can somehow buy a program ( any program pick one) and its going to jump start them to this mythical financial freedom everyone talks about..

Adding bedrooms to both units sounds like a game-changer for rent potential. 

I have also have saved almost $50K so far to take a start in this game and also my personal credit score is above 750.I'd like someone to guide me purchasing my first property and want to kickstart with a small property first.

I just was on BP's Real Estate Rookie podcast and talked about the small and mighty game plan. 

That's their whole game!

So I require skin in the game (average is 5% to 15%) to offset this.

My biggest advice for people would be as follows.Know why your in the real estate game, and why a specific niche.

“Blinded by the light…”  also reminds me of an Australian investor who had come to see one of my clients turn keys in Birmingham that paid a respectable 9 or 10% COC etc..
