If you're going to do a lease option or any form of a delayed closing, I highly suggest you do a lot more research on the topic and talk to a local REI attorney in your area before you get started.Just as a side note, and check with a qualified professional in your area, but I have a property in PA that I wanted to do a lease option with and I got my lease option contract approved for PA by a PA attorney, so yes it can be done out there.

@John Woodrich I agree it's great to get those up front if they are willing to share, but a lot of sellers won't give that until you either send a financing letter or often after a PA is signed.

Once you have it then lease or flip it.Absent that, put it U/C and shop the contract... but be prepared to execute on the contract.Good Luck,Jim
