Hi Jenna, we are out of Canton and own many properties in Georgia and Florida.

In my area these are rare so they are difficult to set market rent, and I imagine get a lot of wear and tear with a lot of occupants living there. 

We have a member round table discussion on Fridays at 9 am cst.And we have a calendar of events with events from area landlord groups and member meetups.While we are still on zoom we do try to find ways to still be able to connect and talk with each other so our events are not all just another webinar with people talking at you.Hope to connect.

We aren't the cheapest place but we are affordable for the size and I want to keep it that way.

We are proactively purchasing BTR's in Ward, Cabot, Jacksonville and Benton areas.

If you are buying in a more metro area, there will be lots of choices.In our area, we are quite rural and I couldn't guarantee that I would find the resources to do setup completely remotely.

We have stabilized 2 properties so far and we are in the middle of the refinance on the second.

By the time we get to a seller who wants / needs to sell we are normally burnt out and arent being the best versions of ourselves.

The market is soft now, but with the new administration, we are going to see a lot more jobs coming in.

And sometimes, we are not materially improving what you could have done  yourself.
