To take that a degree further, a 100% transient RV park in the middle of nowhere alongside a major freeway will likely always be a 100% transient RV park, where that same park in a good location in a strong MSA could be transitioned over time to a PM park where tenants call that a home. 

If you want to be a real estate agent then I would recommend finding a team that you can work alongside when you're first starting.90% of real estate agents quit within the 1st year. 

Seemed knowledgeable and like he knew what he's doing, owns his own properties and manages others alongside them for additional income.Have not had him long enough to gauge whether this will be a success of a failure, but there are some red-flags that I didn't notice when signing the contract.

@Dean Letfus this is where small scale community development alongside with investors makes the most sense.

If you’re able to find a mentor or seasoned investor that will take you along for the ride and let you invest your cash alongside them too, the return on your time with the knowledge you gain will exponentially exceed your financial gain from the deal.

So I have done 3 fix and flip rehabs alongside my managing broker, on all 3 she has come across the property through her network and was able to purchase all cash below market value due to a variety of reasons on the sellers side.
